1. Soil test, salt test and grass selection
We measure, check sun hours and irrigation, and pull soil and water samples. Salinity decides a lot here — a bayfront lot may need paspalum where the same house three miles inland is fine on Raleigh St. Augustine. You get a firm number, not a range.

2. Strip the old lawn and grade
The old turf and weed mat come out with a sod cutter and get hauled off. Then we set the grade so water leaves the slab at roughly a quarter inch per foot, which matters on clay and matters differently on sand.

3. Amend, install and roll
Sandy sites get organic matter to hold water and nutrients, clay sites get compost and sand to drain. Amendments go into the top four inches, then sod is laid tight in staggered seams and rolled for real soil contact.

4. Water, feed and establish
We program the controller for short cycles three times a day for ten days, then taper, and on saline sites we build in a leaching cycle. Starter fertilizer at install, first mow at around three weeks, follow-up inside 30 days.

Why does my lawn brown out on one side only?
On the coast that is usually salt spray rather than disease. The prevailing southeast wind carries salt off the bay and burns foliage on the exposed side of a property while the sheltered side looks fine. Windbreak planting helps, rinsing foliage helps, and switching to a salt-tolerant grass on the exposed side helps most. It is a diagnosis worth getting right before you spend money on fungicide.
My yard is pure sand. Will sod even take?
Yes, but the strategy changes. Deep barrier-island and bayfront sand drains instantly and holds almost no nutrients, so the fix is organic matter worked into the top four inches, lighter and more frequent irrigation during establishment, and a slow-release fertility program rather than a heavy single feed that leaches straight through. Sand is easy to grade and easy to root into. It is just hungry.
What do I do with a lawn after saltwater flooding?
Do not fertilize it. Salt-inundated soil needs leaching — repeated deep irrigation with fresh water to move salts below the root zone — plus gypsum where the sodium numbers call for it. We test first, because the right response depends on whether you have a total salinity problem or a sodium problem, and they are not the same. Some lawns recover. Some need replacing with a tolerant grass, and we will tell you which one you have.
How long before I can walk on new sod?
About two weeks of light traffic only, three weeks before the first mow, and a month before kids and a dog get free rein. Roots knit in roughly 10 to 14 days with correct watering. The most common mistake here is one deep soak a day instead of three short cycles during the first week, especially on sand, where a deep soak is mostly gone before the roots see it.
